36 Cavendish Road, Salford | Fire Risk & Party Wall Defects Number 36 Cavendish Road, Salford shares one party wall with the house next door. That wall was taken out in 2008. The new one, built in 2009, is 100 mm blockwork standing on the floorboards. The reports found it doesn't give the 60 minutes fire resistance the building regulations require. There are open voids under the floors and gaps of 10–30 mm at the top of the wall. None of it fire stopped. In the roof space, the partition between the two houses doesn't reach the roof, leaving an unprotected gap. The party wall is supported on steel beams that don't appear to be fire protected, so they could fail early in a fire. The finding. A fire starting in either house would spread quickly to the other and cut the time to escape. Until it's put right, the advice is that number 36 should stay empty. Under the Housing Act 2004, councils must act on the most serious fire hazards in homes. If a house is lived in before it's fixed, they can order the work to be done or ban anyone from living there. Salford City Council has referred the concerns to its building control and planning enforcement teams. Buying number 36? Think twice! Find out more. Do your due diligence.
